HOW TO READ THE REAL PROPERTY REPORT (RPR)
-
The dimension of the lot is the sum of all the lengths.
-
Heavy line is the property line.
-
Dash line is the limit of Right-of-Way (R/W).
-
Dotted line is back of curb (B.O.C.) or back of walk (B.O.W.) as indicated in the RPR.
-
The bearing of the line is shown as degrees (symbol ◦), minutes (symbol '), and seconds (symbol ").
-
The distance from the property line to the corner of the building is the perpendicular distance from the property line to the building (i.e. the shortest distance).
-
All dimensions shown are in meters. To convert the metric dimension (i.e. 8.53m) to feet, divide the metric dimension by 0.3048 (i.e. = 27.98 feet). Note that the decimal places of the equation are in feet (i.e. .98). To convert the decimal places to inches multiply by 12 (i.e. .98 x 12 = 11.76 inches). The imperial length is 27 feet and 11.76 inches.
-
L is the arc length of the measurement along the curve.
-
R is the radius of the curve.
-
Rad equals Radian, which equals 57.296 degrees.
- The chord is a straight line between two points on a curve and can be calculated
-
as 2 x R sine ( )
Example: arc = 14.6m, R = 200
chord = 2 x 200 sine ( ) = 14.597m
